A property loss is stressful; the claim that follows shouldn't have to be. After thirty years of working water, fire, and storm claims alongside Western Washington property owners, here's what actually happens, in order, and how to keep your claim moving.

Your first duty under nearly every policy is to mitigate: stop water at the source, get the structure secured, prevent the loss from growing. That's exactly what our 24/7 emergency crews do. Then call your carrier's claim line and open the claim; note your claim number and your adjuster's name when assigned.

Claims are decided on documentation. Photograph the damage before anything is moved, keep receipts for everything you spend, and don't throw away damaged materials until the adjuster has seen them or released them. Our crews document professionally from the first hour: photos, moisture readings, equipment logs, and scope notes in the format adjusters expect.

The adjuster inspects the loss and writes a scope, the carrier's list of what will be repaired and paid. We meet adjusters on site, walk the damage together, and make sure hidden conditions (moisture inside walls, smoke beyond the burn room, asbestos in disturbed materials) get into the scope rather than discovered after the check is cut.

Once scope and pricing are approved, mitigation finishes and rebuild begins. If opened walls reveal more damage, which is common in this work, a documented supplement goes to the carrier for approval before the extra work proceeds. You're never surprised by either the work or the bill.

What's Usually Covered (and What Isn't)

Sudden, accidental losses such as burst pipes, appliance failures, fire, and storm damage are typically covered. Gradual leaks, deferred maintenance, and groundwater flooding usually aren't, and mold coverage often depends on whether the underlying water event was covered. When asbestos abatement is required to repair a covered loss, it's frequently part of the claim. Your policy and adjuster make the final call; our documentation makes your case.

Why One Contractor Helps Your Claim

A claim with five contractors produces five scopes, five invoices, and five chances for gaps. Because our insurance restoration work spans mitigation through rebuild, your carrier gets one coherent documentation stream, which is why claims with one accountable contractor tend to move faster and close cleaner.
